Dilapidation
Dilapidation reports, or condition reports, are required for any projects that may cause ground movement and/or damage to the surrounding properties. The current state of the properties will be assessed in their entirety; interior and exterior, including any pavement areas and driveways, as well as neighbouring streetscapes (kerb and gutter, pavements, road surfaces and any median strips).
The report will take on a systematic approach with each room being photographed, any required measurements taken and a brief description recorded; special attention will be given to any existing damage and notable items which may have the ability to cause damage after works have been completed. At the end of construction, another survey will be completed and the reports will be compared to see if the state of the areas in question have remained the same. If there has been any reportable damage, an additional costed report can be prepared for the rectification works.
The requirements to have a dilapidation report are stipulated by the proximity of your site to other properties and the local building authorities. Although it may not be mandatory to have one in your area, it can be a great safety net to protect you against litigation from neighbours that claim your works have triggered any resultant damage to their assets.
